General Purpose of Lease Agreement. Our residential lease agreement form is designed for use in the lease of apartments or home for personal (as opposed to business) use. Our system contains the following features for creation of a Residential Lease Agreement Form:
  1. Name up to four tenants and two landlords;
  2. Describe the leased premises;
  3. Choose between term lease (i.e., for a set period such as one year) and a "month-to-month" lease;
  4. Set rent amount and date lease to commence;
  5. Set the security deposit and conditions for its return;
  6. Set forth which party shall be responsible for services such as utilities, cable television, internet, and trash removal;
  7. Set forth policy of Landlord regarding pets and parking;
  8. Prevents sublease by Tenant without Landlord's approval;
  9. Select which state's laws shall apply to your lease contract.
  • Under the Federal Lead Hazard Disclosure law (42 U.S.C. § 4852d), residential real estate lease agreements involving a dwelling built prior to 1978 must include a Lead-Based Paint disclosure statement. Our contract template includes this language when the user indicates during the questionnaire process that the lease involves a pre-1978 dwelling. Please also note: if the Federal Lead Hazard Disclosure law applies, the Landlord is required to provide to the Tenant an EPA-approved information pamphlet concerning identifying and controlling lead-based paint hazards ("Protect Your Family From Lead In Your Home" pamphlet).
